The lowest risk entry point into the property development cycle is to buy ‘off plan’ from the developer. Despite being the safest entry point it can still prove to be very lucrative. Emerging Market Property markets and sells the property generated by its projects through an international panel of ‘distributors’. These are specialist agencies who sell property off-plan to their own clients and the general market.

An alternative is to invest alongside the developer in the development project, gaining a share of the profit from buying and developing land (typical IRR in the range 20% to 30%). This type of investment is generally suited to cash-rich / time-poor investors who cannot afford the time to actively manage their investments, and it may be regarded as an 'armchair investment' with little or no requirement for operational involvement.
Whilst such an investor is undoubtedly taking on substantial business operational risk with returns often more volatile than passively riding the property market through direct ownership, generally the potential returns available are significantly greater.
